THE DREADED LISTING CONTRACT!

For some reason a lot of people are afraid of the Listing Contract. I would imagine it's only because of the last word... Contract! So, let's call it the Listing Agreement.

The most frequent questions are: how long am I locked in? If I get a full price offer right away, do I have to sell? How do I know the fees that we discussed are actually what I will be paying?

There is nothing to be afraid of. This is the agreement I will make. You will never be locked in to any time frame. Remember - I work for you. In order for the listing to be valid, it has to be given a start and a finish date. Whatever that length of time is, I will not hold you to it. In fact, I will give you a listing cancellation form at the same time as you sign the listing. You can choose to sign the cancellation at any time. There is only one situation where I will not accept a cancellation, and that's where a buyer has approached you to buy your home privately after having seen the active listing. In other words, it is due to my efforts is that the buyer has approached you, and I am fully entitled to my fees. I'm sure you will agree with that. 

You are never obligated to sell your house. Besides price, there are many other factors to consider. You only sell your house once you sign a subject-free offer. A listing contract is not an offer to purchase, it is merely inviting one. Simple... you don't have to worry about this one.

The remuneration we agree to, will be clearly displayed in the body of the listing agreement. No grey area here.
