LOOK AT ALL THOSE AWARDS!

Have you ever thought of calling the Agent with the bigger than life ad on a billboard, plus a mention of all their awards? Or the one that's on every bus and bus stop bench? How about the one that has all those full page ads in the newspaper? And their business cards? You can barely make out what they do or what their name is due to their huge picture and award logos! Their home page on their Website - nothing but awards and their past accomplishments.

Have you ever wondered exactly what it is that they are advertising? Themselves and their awards of course! Mostly for their own ego. The first people to take note of those ads are other agents. The first thing the "Big Name Agent" does when he meets another agent is ask, "did you see my new ad?" rather than, "do you want to know about my new listing?" How does that help you sell your home or find a new home? Do you have any idea how expensive that kind of advertising is? 

This strategy could help, but only if they put an ad of your house on the billboard, and on every bus bench!

So why do they do this? Because they want numbers, they want more sales than the other "Big Name". They want recognition, they want awards, and they could spend every penny they earn on promoting themselves, even if all they received was only admiration from their peers. Again, how does this help you sell your home or find a new home? I believe you are only as good as your last sale. Have you ever watched an Oscar winning actor in a movie role that stinks? I have.

In order to achieve such large numbers, they need get an extraordinary amount of calls so they can convert a certain percentage into a listing and sale: simply a numbers game. In fact every call has a dollar figure on it!

Is that personal service with complete attention to your needs or theirs? Do you want to be just another slam dunk number or do you want someone who will take all the time necessary for your specific needs? 

AWARDS  ARE A MEASURE OF SUCCESS 

Now, don't get me wrong, I'm not saying awards are bad; they are a good measure of success.They are good for our confidence, and you do want a confident agent.  I also have awards from Royal LePage, such as "Master Sales" and ''President's Club," which place me in the high percentile of agents, but you have never seen my award ads. Displaying them in the privacy of my own home, for my friends and relatives to see is about as far as I go. I don't advertise other than this new website. The content here (as you surely have figured out) is sensitive and valuable information. This is strictly for your benefit, not often shared. No, my awards were achieved by personal service that is so outstanding that all my clients have come to me through referrals from my very satisfied customers. That's when you know you did a good job the last time!
