INTERESTED IN WORKING WITH ME? 

First of all, let me start by saying, there needs to be a good relationship between buyer and Agent. Without that, it is an uphill battle. We do want a strategical plan of attack, but a battle between us is the last thing we need. What we do want instead, is to work in harmony. 

Like marketing a listing successfully, good sound strategy is required to find and be successful in buying your new home. When you call me requesting my services, there are going to be some questions. As I have said all along, I work only for you. However, in order for me to provide you with the best possible results there are some important steps to follow. If you are uncomfortable with any of those questions, or you disagree with some of my steps in achieving success, right at the beginning, is when we should admit that we can't work together.

What I ask is not much and is to your benefit. My experience has proven that it works. Here it is.

BANK PRE-APPROVAL 

I'm going to ask that you have a pre-approval from your bank or mortgage broker, qualifying you to be looking for what you asked. Doesn't this make sense? It could take us weeks to find you a home, only to find out you don't qualify. How about finding that perfect home, and then losing it in a multiple offer because someone else can remove the subject to financing sooner? Not a good thing.

BUYER AGENCY AGREEMENT

I will also ask that you call me when you see a listing that I may have not seen myself, so I can call on your behalf to make an appointment. I will ask you to sign a Buyer Agency agreement, which simply allows our relationship in this process to be a mutual understanding. An understanding that makes me completely loyal to your goals and interests, allowing me to put in all the time and effort required. In return, you will be loyal to me. Make sense? This agreement can be terminated at any time if we just can't work together.

I want you to be comfortable with me. If we enter a home, and you hate it immediately after we open the door, just say so! Too many people think they are being polite, and will continue through, because they are afraid to hurt my feelings. We end up wasting a lot of time that way. The only way you can hurt my feelings is by wasting valuable time that might cost us finding your next home.

I will be showing you brand new listings first, as I've said before, these are the hot ones! In a fast market such as we have had for the last several years, new listings are very hard to get. If we are lucky enough to see exactly what you want first time out, I'm going to ask you to stop, and consider writing an offer right there and then! Many people are afraid of doing this, and then regret it, after not acting immediately!

I will use many strategies and tricks of the trade, to get you your dream home. But one thing I insist on while we are working together is that we have fun doing it. Things seem to work out better, when we are relaxed and happy.
